Searching for a Japanese real estate website produces a mixture of large portals, local agencies, municipal akiya banks, and English-language services. They do different jobs, and no one site carries every house for sale in Japan.

For an overseas buyer, finding an advertisement is only the first step. You also need to learn whether the house is still available, whether the sale includes full ownership of the land, whether rebuilding is permitted, and whether a low price is hiding major repair work.
Separate the types of property website
Major Japanese portals
SUUMO, LIFULL HOME'S, and at home are the best-known national portals. They are useful for seeing how much inventory exists in a city and how asking prices vary by station, ward, and building age.
Their interfaces and listing descriptions are primarily Japanese. The same house may appear under several agencies, and an advertisement can remain online while an application or sale is already progressing.
Local real estate agencies
A local agency may know one city, ward, or rural town much better than a national portal. Its website can include homes that are not promoted broadly. The trade-off is that the enquiry process, documents, and negotiations are usually conducted in Japanese.
Municipal akiya banks
An akiya bank, or 空き家バンク, is usually operated by a municipality or a local partner. It connects owners of vacant homes with potential buyers or tenants. Some properties are inexpensive, and some municipalities offer relocation or renovation support.
An akiya is not necessarily free or ready to occupy. Eligibility rules, update speed, photographs, and transaction support differ by municipality. Use an akiya bank after choosing a town, not as a replacement for the whole market.
English-language agencies
English services such as realestate.co.jp are strongest in areas that already attract international renters and buyers, especially central Tokyo and Osaka. They are useful when English support is essential, but they do not represent the full supply of rural detached houses.

Do not compare only the asking price
A low listing price may be real, but it may leave the expensive work until after completion. Budget separately for transaction costs, registration, taxes, inspection, insurance, repairs, utilities, and ongoing management.
Before treating a listing as a candidate, confirm:
- that it is still available
- the land right, boundaries, road access, and rebuilding status
- the condition of the roof, structure, plumbing, and electrical service
- flood, landslide, tsunami, snow, and other local hazards
- the total acquisition and renovation budget
