English search results for Japanese houses are full of ads that have already sold. We do not invent a sold-rate percentage. We publish the live counts our cleanup job already uses.
available_houses is every detached house last marked available. gated_houses is the subset that also has images, a JPY price, and a successful check in the last 14 days (what inventory pages show). pending_unavailable is listings with at least one consecutive gone probe, kept until a second confirmation deletes them.
