These Terms of Service ("Terms") constitute a legally binding agreement between you ("User", "you") and Urbano DX ("we", "us", or "our"), the developer and operator of Buy Houses Japan.

Buy Houses Japan is an AI-powered property search and listing platform developed and operated by Urbano DX to help users discover and analyze real estate listings in Japan.

The Services include:

AI-assisted property search (Japanese & English)

Aggregated listings from third-party sources

Property comparison tools

Saved searches and alerts

Investment analysis tools (depending on subscription tier)

⚠️ IMPORTANT:

Buy Houses Japan is NOT:

A licensed real estate brokerage (宅建業者)

A real estate agent

A legal, tax, or investment advisor

A party to any real estate transaction

We do not:

Represent buyers or sellers

Negotiate deals

Facilitate contracts or closings

All transactions must be conducted through licensed professionals.

To access certain features, you may be required to create an account.

You agree to:

Provide accurate information (name, email, etc.)

Maintain the security of your account

Accept responsibility for all activity under your account

You may register via:

Email and password

Third-party login providers (e.g., Google)

We reserve the right to suspend or terminate accounts at our discretion.

4.1 Free Plan

5 starter searches, plus 1 credit daily at 00:00 UTC up to a balance of 5. Unused days accrue up to this cap. Bonus credits are preserved.

Approximately US$149 one-time (charged at ¥22,980)

Lifetime access to the current Standard-level feature set

Investor-only features, including CSV export and investment search criteria, are not included

All charges are in JPY. The USD figures above are illustrative conversions at ¥154 per US$1. Your card issuer sets the final conversion rate and any fees.

Standard and Investor subscriptions are monthly and auto-renewing

Lifetime Access is a one-time purchase and does not renew

Payments are processed via third-party providers (e.g., Stripe)

You authorize recurring billing upon subscription

All payments are non-refundable, including:

Partial billing periods

Unused features

Accidental purchases

Because the Services are digital and immediately accessible, no refunds will be issued except where required by applicable law.

The platform aggregates and processes property data from third-party sources (including but not limited to Japanese real estate listing platforms).

We do not guarantee:

Accuracy of listing details

Availability of properties

Pricing correctness

Legal compliance of properties

Listings may:

Be outdated

Contain errors

Already be sold or unavailable

Users are solely responsible for verifying all information with licensed real estate professionals.

The Services include AI-generated content and search results.

You acknowledge that:

AI outputs may be incomplete, inaccurate, or outdated

Results are generated automatically and may contain errors

AI tools are for informational purposes only

You agree not to rely solely on AI outputs for:

Investment decisions

Legal decisions

Purchase decisions

Urbano DX operates Buy Houses Japan strictly as a technology platform.

We do not:

Act as intermediaries in transactions

Provide brokerage services

Assist with negotiations

Prepare contracts

Any real estate activity must be conducted through licensed agents in Japan.

You agree not to:

Scrape, copy, or extract large amounts of data from the platform

Reverse engineer or exploit the AI system

Use the Services for unauthorized commercial purposes

Interfere with platform functionality

Attempt to bypass subscription limits

We reserve the right to suspend accounts for violations.

Your use of the Services is subject to our Privacy Policy (to be provided separately).

We may collect:

Name and email

Account activity

Usage data

Data may be processed and stored in Japan or other jurisdictions via third-party providers (e.g., Cloudflare, Stripe).

We reserve the right to:

Suspend or terminate your account at any time

Restrict access without notice

Remove or modify content

Termination does not entitle you to refunds.

We may:

Change features or pricing

Add or remove functionality

Discontinue services

We are not liable for interruptions or changes.

Urbano DX shall not be liable for:

Total liability is limited to the amount you paid in the last billing cycle.

You agree to indemnify and hold Urbano DX harmless from any claims arising from:

Your use of the Services

Violation of these Terms

Misuse of data or listings

These Terms are governed by the laws of Poland and applicable European Union law, where Urbano DX, the operator of Buy Houses Japan, is established.

Any disputes shall be handled in the competent courts of Poland.

Parties agree to:

Attempt informal resolution (30 days)

Proceed to arbitration if necessary

Arbitration, if pursued, shall take place in Poland, in English.

You consent to receive:

Emails

Notifications

Electronic agreements

These satisfy legal communication requirements.

These Terms constitute the entire agreement between you and Urbano DX regarding your use of Buy Houses Japan.

If any provision is invalid, the remainder remains enforceable.
