If you sign in with your email instead, we keep the address you enter to send you a one-time sign-in link through our email provider (Cloudflare). The link works for 30 minutes and only once. We delete the link's record a day after it expires; as with every email we send, a delivery record (address, subject and time) is kept. When you use the link, that address becomes your account email, held by our sign-in provider (Google Firebase), as with Google sign-in.

Payments are processed by third-party providers (e.g., Stripe).

If you use the "Ask about this home" form on a listing page and tick the box that lets us share your message and contact details with the listing agency, we pass them on to the licensed real estate agency (宅地建物取引業者) that listed that home.

We pass on only your name, your email address, your phone number if you gave one, your message translated into Japanese, and the listing you asked about. If you leave the box unticked, we share nothing with the agency and answer you ourselves.

We do not pass your details to any other real estate company unless we first ask you, name that company, and tell you whether it may pay us a fee.

Google Analytics 4 is loaded only after you accept the analytics consent banner. It measures page views, search intent, account creation, sign-ins, the first nonempty search result, the first saved alert, checkout starts, and confirmed purchases. Purchase events include the plan, amount, currency, and a hashed checkout reference to avoid duplicate counts. Search text, email addresses, account identifiers, and card or bank details are not sent to Google Analytics. First-result and saved-alert markers are stored in your browser after consent; they do not identify your account.

With your analytics consent, we keep the source, medium and campaign labels of your first arrival in the current visit for up to 30 minutes in this browser tab. If you create an account during that time, we save those labels with your account to understand which channels lead to registrations. We do not save full referring URLs or search text for this purpose. Missing attribution remains unknown. Campaign labels are also sent to Google Analytics after consent. Rejecting analytics prevents this collection; account data can be deleted through the account deletion process.

You can reject analytics or change your choice at any time using the Cookie settings button on the site.

We also count page views anonymously with our own monitoring service, run by Urbano DX. This count uses no cookies, stores nothing in your browser and uses no identifier, and it is not linked to your account. For each page view it records only the time, the page path (for example /search, without the search text or anything after "?") and how the visit arrived, as one word such as "google", "direct" or "email". The referring address itself and your IP address are not stored with it. Because nothing in it identifies you, this count runs whatever you choose in the cookie banner, based on our legitimate interest in knowing which pages are used (section 4).
