How to Compare Renovation Quotes for a Japanese House
The cheapest renovation estimate may simply describe less work. Before comparing totals for a Japanese house, give each contractor the same brief and build a list of what each quotation includes, excludes and leaves undecided.
This guide provides a comparison method, not a national price list. Actual costs need the house's condition, measurements, access and proposed specifications.
Write the shared brief first
Describe how you will use the home and divide the work into essential repairs, changes needed for your use and optional finishes. Attach the same floor plan, inspection findings and photographs to every request. State which decisions are already fixed and which you want the contractor to propose.
For example, replacing a kitchen while retaining services is a different scope from moving it across the house. Ask contractors to identify assumptions about existing pipes, wiring and structure before quoting either option.
Compare the work, line by line

- Location and task, such as the bathroom floor or a named roof section.
- Quantity and unit, including what the quantity was measured from.
- Product or performance specification, with a substitution rule.
- Labour, removal, disposal and access equipment included or excluded.
- Tax treatment, payment stages and the period for which the quote remains valid.
Mark a lump sum that you cannot compare as a question. Do not insert your own guessed breakdown and mistake it for the contractor's commitment.
Make unknowns visible
Older buildings can hide conditions that have not been opened or tested. Ask what happens if damage is discovered: who documents it, who proposes a change and who must approve the extra scope and price before work continues.
For our own comparison method, keep three totals separate: the quoted agreed scope, optional items and unresolved work. A contingency is money you reserve for uncertainty; it is not evidence that an unknown repair has been priced.
If an English budget converts yen, state the exchange-rate assumption and keep the contractor's original yen amount. Use the same assumption for both quotes. A movement in the dollar conversion does not change which tasks the contractor has agreed to perform.
Check delivery and responsibility
Request the proposed start window, expected sequence, site supervision contact, handover documents and process for reporting defects. Confirm who handles any design, approvals or specialist assessments required for the project. Do not infer that a building approval or seismic design is included just because structural work appears as one line.

Use the result to decide whether to buy
