Home Inspections in Japan: What to Ask the Inspector to Check
Before booking an inspection of a Japanese house, agree what the inspector will examine and what you will receive. Two services called a home inspection can have different access limits and optional investigations. A low quote is difficult to assess until that scope is clear.
Your objective is a report that helps you decide whether to proceed, seek another investigation or revise the repair budget. A reassuring verbal summary alone leaves too many questions open.
Identify the service you are buying
Ask whether the proposed work is an existing-home condition survey, a seismic assessment, a pest investigation or another service. Request the inspector's relevant qualifications and a sample report with personal details removed.
MLIT's existing-home inspection information describes the trained-inspector framework. Its inspection guidance distinguishes a mainly visual, non-destructive condition inspection from separate judgments about seismic performance or legal compliance. Do not assume those extra answers are included.
Agree access before the appointment
Send the floor plan and ask how the roof space, underfloor area, roof exterior and any extension will be assessed. Confirm who obtains the seller's permission, whether utilities will be available and whether furniture or stored items will obstruct the visit.
Ask the inspector to mark each relevant area as inspected, partly inspected or not inspected. A concealed surface without visible symptoms is not the same as an examined surface without an observed problem. Nobody should enter a dangerous void or dismantle parts of the house merely to complete a checklist.
Ask for a report you can act on
Our suggested brief asks for:
- Photographs tied to rooms or plan locations, so you can find each observation again.
- A distinction between an observed defect, a possible cause and an untested assumption.
- Areas not accessed and the reason for each limitation.
- Recommended specialist follow-up, with the question that investigation should answer.
- The delivery date, explanation session, language and any extra charge for translation.
A report need not include a contractor's fixed repair quote. If it gives an estimate, ask what has been measured and what still depends on opening the building. Read the renovation cost guide with that distinction in mind.
Use a three-question follow-up
Suppose the report records staining below a bathroom. Ask: what was actually seen, what additional test would establish the cause, and which decision must wait for that result? Avoid turning a photo of staining into either a guaranteed leak diagnosis or an assurance that it is cosmetic.

Book in the right order
Confirm availability with the selling agent, obtain access permission and settle the inspection brief before travel. If a purchase contract is already being discussed, have your representative confirm how the inspection result relates to the actual agreement and deadlines.
