On 6 October 2026, the median asking price of a detached house for sale in Fukuoka prefecture was ¥25.0 million (about US$162,000), across the 1,108 houses we could verify. That is ¥7 million above the national median of ¥18.0 million. Inside the prefecture the range is wide: Fukuoka City's median was ¥46.0 million and Kitakyushu's was ¥15.3 million, although the two cities are about 15 minutes apart by Shinkansen. In the former coal town of Omuta, half the houses asked under ¥5.5 million.

- What is counted: detached houses (not apartments or land) in Fukuoka prefecture, listed for sale with a yen price and photos, whose source page passed our availability check in the 14 days before the snapshot. These are the rules our public house pages use.
- When: the afternoon of 6 October 2026, Japan time.
- Asking prices, not sale prices. For prices actually paid, use the transaction search in the MLIT Real Estate Information Library, run by Japan's Ministry of Land, Infrastructure, Transport and Tourism.
- Counts reflect our coverage, not the size of each market. We carry more houses in Itoshima than in Fukuoka City, which says more about which listings reach the portals we read than about where houses are for sale. Medians from fewer than 20 houses move easily.

Fukuoka City by ward
Fukuoka City's median was ¥46.0 million across 138 houses, and the median house was built in 2006. Only 16% were built in 1980 or earlier. Chuo, Hakata and Jonan wards had too few detached houses for a reliable median (4, 2 and 7), which is normal for central wards where most homes are apartments.

Kitakyushu by ward
Kitakyushu is the prefecture's second city and the cheapest of its big places: a median of ¥15.3 million across 241 houses, with 45 of the prefecture's 101 houses under ¥5 million. The older districts are where the low prices are. In Yahatahigashi, 12 of 13 houses asked under ¥5 million, and Moji had 17 under ¥5 million. Tobata had too few houses for a median (6).

What the numbers say
- Fukuoka City is a separate market. With a median of ¥46 million and houses built around 2006, the city is priced for new family homes, not bargains. Only one of its 138 houses asked under ¥5 million.
- The commuter towns cost ¥28 to 39 million. Kasuga (¥38.5 million), Dazaifu (¥32.5 million), Chikushino (¥30.0 million), Nakagawa (¥28.8 million) and Onojo (¥28.4 million) sit south of the city, and except in Nakagawa their median house was built in 1990 or later. To the east and northeast, Kasuya (¥35.0 million) and Fukutsu (¥44.9 million) cost as much or more.
- Itoshima is the coastal premium. West of Fukuoka City, with a JR line that runs through onto the city subway, Itoshima's 270 houses had a median of ¥31.0 million, and none asked under ¥5 million.
- Kitakyushu and Kurume are the middle. Kitakyushu (¥15.3 million) and Kurume (¥17.8 million, on the Kyushu Shinkansen) both come in below the national median.
- The cheapest houses are in former coal towns and the east. Omuta (¥5.5 million), once home to the Miike coal mine, and Iizuka (¥13.0 million) and Nogata (¥15.0 million) in the old Chikuho coal field, are well below the prefecture median, as is Buzen (¥3.8 million) on the eastern coast. Their houses are older: Omuta's median house was built in 1979.
